Every type of renovation is possible. Not all are desirable or economical. You can make small and low cost investments if you do not wish to undertake major upgrades, or if your budget is limited. If you have won the lottery, you can splurge. Even then you should ask if the expenditure you wish to make is a good investment? Some property upgrades are unnecessary and some are unreasonable. Look at your neighboring properties and see what is common, what is not. Look at the homes in your area that are in the same price range as yours and make the kind of improvements that are the norm, if you wish to recover your investment. The Essentials:
Your house must be dry to prevent mold. So the roof, the gutters, the foundations, the basement walls, must all work perfectly. You must have a dependable furnace, water-tight plumbing, safe and healthy floors, and sturdy walls. The materials used in the house must be safe. For example homes that have asbestos, mold, lad paint, heavy metals or high levels of volatile organic compounds (emitted mostly from carpets) pose health risks. Buyers expect the essentials at a minimum when they purchase a home. You must insist on these if you live on the property.
The Curb Appeal:
When you welcome guests or a potential buyer for your house, you want your house to look nice from the street. Things like your landscaping, your front lawn, the exterior paint (or siding), the fence, and the driveway are important.
The Value Added:
Some renovations greatly enhance the value of a home. Some of the most impressive are: kitchen renovations, new bathrooms, quality flooring, new siding, new energy efficient doors and windows, fresh paint, a finished basement, a renovated deck and attractive lighting. Make sure your house is brightly lit in the right places. Avoid bold design choices in your décor. Subtle accent walls and tasteful backsplashes will more effectively add to your home’s appeal.
The Opulence:
If you can afford it, and really want it, go for it. These optional additions or renovations include tennis courts, swimming pools, dream BBQ areas, tennis courts, hot tubs, basement movie theatres and fish ponds. Remember, you may not be able to recoup your investment in these additions. It is a lot of work and a lot of expense to maintain a fish pond or a swimming pool.
